Warren Towers Renovation Construction Update – 11/26/2025

General Project Information

  • Weekday shifts run from 7:00 a.m. to 3:30 p.m. (1st shift), 3:00 p.m. to 11:00 p.m. (2nd shift), and 11:00 p.m. to 7:00 a.m. (3rd shift). Weekend shifts operate from 7:00 a.m. to 5:00 p.m.
  • The team is currently in the main renovation phase of the project.

    Saturday and Sunday (1st shift)

    Exterior Work – Tower A

    4th Floor Podium Roofs

    • Low roofs will be used as a laydown area for tools, supplies, and materials.

    East & West Facades

    • Masons will continue with exterior brick veneer restoration work, selective demolition, and installation of restoration anchors, air- and water-resistive barriers, new lintels, flashings, and relieving angles.

    Front Façade and on Commonwealth Ave.

    • Masons will continue with exterior brick veneer restoration work, selective demolition, and installation of restoration anchors, air- and water-resistive barriers, new lintels, flashings, and relieving angles.
    • Steel stud framing of window openings and exterior walls.

    Rear Façade and Back Alley

    • Masons will continue with exterior brick veneer restoration work, selective demolition, and installation of restoration anchors, air- and water-resistive barriers, new lintels, flashings, and relieving angles.

    Upper Roof

    • Work continues constructing the new mechanical penthouse.
    Expanding foam insulation in Tower A mechanical room.
    • Iron workers continue assembly of steel beams and grating at the new rooftop mechanical platform and roof screen supports.

    West Podium Terrace

    • Crews will continue working on parapet walls.
    • Installation of the new roofing system will continue.
    • Crews will be installing temporary roof protection on Saturday and Sunday.

    Multipurpose Room Roof

    • Work continues constructing the new boiler room.
    • Installation of the new roofing system will continue.

    Cummington Mall
    (In and around the fenced area)

    • Daily deliveries of tools, supplies, and materials will be received at the construction loading docks in the fenced-in area.
    • Two-car personnel and materials hoist way in operation.
      • (The elevator operators begin their safety checks/preventative maintenance on the hoist way daily at 6:00 a.m.).

    Cummington Mall West

    • Delivery of new main electric switchgear will be loaded in through the west exit gate, which will require traffic to stop intermittently while crews wheel equipment into the room near the exit. Work will take place on Saturday 11/29, 7:00 a.m. – 3:00 p.m.
    • BUPD detail officers and construction staff will be on-site to assist with pedestrian and vehicular traffic.

    Hinsdale Mall

    • The Warren Towers parking garage (Lot K) entrance and bike storage room will always remain open.
    • BUPD detail officers and construction staff will be on-site to assist with pedestrian and vehicular traffic.

    Interior Work- Tower A

    • Demolition is ongoing, with debris loaded into hampers, transported, and emptied into dumpsters located in the construction loading dock.
    • Steel stud framing of interior partitions and soffits is ongoing.
    • Installation of hollow metal door frames is ongoing.
    • New window installation continues.
    • Plaster patching at columns and beams continues.
    • Modernization of the Tower elevators by Otis Elevator Company continues.
    • Installation of fire protection sprinkler risers, mains, branch lines, and heads continues.
    • Rough-in of HVAC piping, electrical, fire alarm, plumbing, and sheet metal ductwork is ongoing.
    • Pressure testing of mechanical piping and sheet metal ductwork continues.
    • Installation of structural steel clips, plates, kickers, and beam penetrations is ongoing.
    • Application of spray fireproofing, expanding foam insulation, and firestopping continues.

    Parking Garage

    • Electricians will continue running wiring and conduits throughout the parking garage on the 1st, 2nd, and 3rd levels.
    • Plumbers are installing new water and drain lines in the basement and on the 1st, 2nd, and 3rd levels.

    • Sprinkler work on the 1st, 2nd, 3rd, and basement levels will be ongoing.

    Exterior Work – Tower A

    4th Floor Podium Roofs

    • Low roofs will be used as laydown areas for tools, supplies, materials, and temporary heating units.

    • Masons will continue with exterior brick veneer restoration work, selective demolition, and installation of restoration anchors, air- and water-resistive barriers, new lintels, flashings, and relieving angles.
    • Installation of new windows and metal panels continues.

    Front Façade and on Commonwealth Ave.

    • Masons will continue with exterior brick veneer restoration work, selective demolition, and installation of restoration anchors, air- and water-resistive barriers, new lintels, flashings, and relieving angles.

    • From Monday, December 1, through Friday, December 19, a crane will be operating on Cummington Mall to lift and assemble steel beams and grating for the new mechanical equipment platform on the west podium roofs at the Warren Towers construction site. Work will take place daily from 7:00 a.m. to 5:00 p.m.
    • BUPD detail officers and construction staff will be on-site to assist with pedestrian and vehicular traffic.

    Hinsdale Mall

    • The loading dock is open for normal operations.
    • The Warren Towers parking garage (Lot K) entrances, exits, and bike storage room will always remain open.
    • BUPD detail officers and construction staff will be on-site to assist with pedestrian and vehicular traffic.

    Interior Work

    Dining Hall

    • Crews will be addressing water intrusion and working above the ceilings during 3rd shift after hours/closing.

    Tower A

    • Steel stud framing of interior partitions and soffits is ongoing.
    • Installation of hollow metal door frames is ongoing.
    • New window installation continues.
    • Plaster patching at columns and beams continues.
    • Modernization of the Tower elevators by Otis Elevator Company continues.
    • Installation of fire protection sprinkler risers, mains, branch lines, and heads continues.
    • Rough-in of HVAC piping, electrical, fire alarm, plumbing, and sheet metal ductwork is ongoing.
    • Pressure testing of mechanical piping and sheet metal ductwork continues.

    • Third-party inspectors are onsite weekly as needed for quality control and assurance.

    Parking Garage

    • Construction of a new Parking & Transportation office on the first floor is ongoing.
    • Installation of new suspended electrical duct bank in the basement level is ongoing.
    • Construction of the new fuel storage room is ongoing in the southeast basement level of the parking garage.
    • Structural shoring is being installed at the basement ramp to support the delivery and loading in of heavy electrical equipment.
    • Concrete and steel structural repair work continues in the parking garage on the 1st, 2nd, and 3rd floors.
    • Sprinkler work on all levels will be ongoing.
    • Masons are installing block walls in the new mechanical and electric rooms.
    • Installation of Tower A’s new electrical bus duct riser is ongoing.
    • The parking garage will be closed for the delivery of electrical gear: Beginning in the basement level on Friday 12/5 starting at 7:00 a.m., and then all upper levels beginning Friday 12/5 at 11:00 p.m. The garage will reopen on Sunday 12/7 at 1:00 p.m. Any vehicle parked in the garage at any level will have the ability to exit. The bicycle storage room will be open and available.

    Future / Notable Tasks

    • The fence line at the construction zone on Cummington Mall will be adjusted during winter intersession, which will affect westbound traffic past Hinsdale Mall.
    • Third-section window leak testing on Tower A will continue.
    • Begin performing FM Global roof uplift testing in December.
    • Assembly of Tower B hoist way begins December 8.
    • Set rooftop HVAC equipment and the emergency generator on Tower A.
