Kilachand Hall Phase 2 – Construction Update – 4/7/23
General Project Information
- Daily Work Hours from 7 am – 3 pm.
- The Traffic Management Plan for the project has been approved by the Boston Transportation Department and is in place.
- Relocated accessible parking spaces posted for use on 6/29 (in front of 81 and 83 Bay State Road).
- Jersey barrier site containment in place, pedestrian walkway also in place and operational. The city sidewalk in front of Kilachand Hall is permitted to be used as part of the construction site limits.
- A Boston police detail is on site daily assisting with traffic control and safety.
- Bike lane is fully functional in front of Kilachand Hall.
- BU parking spots directly behind Kilachand Hall on Back Street remain a “no parking zone.” This will continue for the project duration to maintain an adequate drive lane for local traffic on Back Street and allow the construction team to safely contain a work area north of the dormitory.
Saturday, April 8th
- Consigli – On site for supervision.
- Riggs Laborers – Supporting cleanup, organization, and roof protection on level 8.
- Titan – Roof demolition at the northwest steel replacement area. Roof installation on the south roof.
- Costello – Completing the abatement of the level 9 southeast roof area.
- Royal Steam – Working on the stair pressurization duct riser. The level 9 mechanical room will be built out and some in-wall and under-floor rough-in work will be done.
- SOS – Will be working on roof demolition.
- Mass Acoustics – Continuing floor framing on level 9 along with roof framing and blocking. Also working on the perimeter knee wall framing in the northwest area of level 9.
- Salem – Glass installation at the northeast and northwest gable ends.
- Murphy – Installing electrical panel and piping in the level 9 mechanical room.
- Safway – One person will be operating the hoist.
Occupant Impacts: Week of April 10th
- The small terrace roof on level 7 in front of 709R still needs its final roofing material installed. The team is still finalizing design details. This work will take a couple of days and will hopefully be finished up during the week of the 10th.
During the week of April 10th
- Riggs Masonry is working on a west elevation punch list and will be washing down the façade outside of the unoccupied renovation areas.
- Badd Bros will be working on completing the stair work down to level 1 with new stair landing hangers. They will also be working on the screen wall detailing on level 9.
- Royal Steam will be working on HVAC re-piping of the existing chiller for start-up. They will also be building out the level 9 mechanical room, working on the variant refrigerant flow (VRF) system piping on level 9, and installing the stair pressurization duct riser.
- Murphy Electric will continue with the rough work on levels 8 and 9. They will be pulling the under-floor MC cable and piping overhead on level 9, as well as installing the electrical panels in the level 9 mechanical room.
- Mass Acoustics will be continuing with the raised floor framing and knee wall framing on level 9, spray foam insulation at exterior wall locations, and exterior wall tie-ins. On level 8, there will be a rebuild around the steel reinforcement and fire-stopping at the elevator frame headers in hoist way.
- Salem Glass is finishing up glazing early in the week and continuing with sealant at the perimeter of frames. They will also finish the trim cover installation.
- Egan Painting is continuing with priming and applying the first coats of paint on levels 6 and 7.
- Titan continues with the roof installation in all areas and will start metal panel installation.
- ThyssenKrupp Elevator mechanics are continuing with building out the new elevator cars. They are now into cab finishes.
- Dow site contractors will be working on the installation of Geofoam at the new generator pad followed by stone backfill.
- Riggs Masonry is to start preparing to get the generator pad poured.
- Consigli/Riggs team is on site providing cleaning, site support, and supervision.
