Warren Towers Renovation Construction Update – 11/14/2025

General Project Information

  • The first weekday work shift will begin at 7:00 am and end at approximately 3:30 pm, with the second shift beginning at 3:00 pm and ending at 11:00 pm, and the third shift starting at 11:00 pm and ending at 7:00 am. Weekend shifts will start at 7:00 am and end at 5:00 pm.
  • The team is currently in the main renovation phase of the project.

 No work planned for Sunday

Exterior Work- Tower A

4th Floor Podium Roofs

  • Low roofs will be used as a laydown area for tools, supplies and materials. 

East & West Facades  

  • Masons will continue with exterior brick veneer restoration work, selective demolition, installation of restoration anchors, air water and vapor barriers, new lintels, flashings, and relieving angles.

Front Façade and on Commonwealth Ave.

  • Masons will continue with exterior brick veneer restoration work, selective demolition, installation of restoration anchors, air water and vapor barriers, new lintels, flashings, and relieving angles. 
  • Crews will be working with the steel stud framing and sheeting of exterior walls.

Rear Façade and Back Alley 

  • Masons will continue with exterior brick veneer restoration work, selective demolition, installation of restoration anchors, air water and vapor barriers, new lintels, flashings, and relieving angles. 

Upper Roof

  • Work continues constructing the new mechanical penthouse.  
  • Iron workers will continue assembling steel beams, grating, at the new roof top mechanical platform via the crane set up on Hinsdale Mall.

West Podium Terrace

  • Crews will continue working on parapet walls.
  • Crews will continue with the installation of the new roofing system.

Multipurpose Room Roof

  • Crews will continue constructing the new boiler room.
  • Crews will continue with the installation of the new roofing system.

Cummington Mall 

(In and around the fenced area) 

  • Daily deliveries of tools, supplies, and materials will be received at the construction loading docks at the fenced in area. 
  • The 2 Car Personnel and materials hoist way work will continue operations (The elevator operators begin their safety checks/preventative maintenance on the hoist way daily at 6:00 AM).

Cummington Mall West

  • This area will be reserved for food vendor deliveries. Trucks will be directed to park and unload their deliveries from Cummington Mall West as Hinsdale Mall will be closed. 
  • The south alley will always remain open from Cummington Mall west to the freight elevator.  
  • BUPD detail officers and construction staff will be on-site to assist with pedestrian and vehicular traffic.

Hinsdale Mall

  • Hinsdale Mall will be fully closed on Monday, November 10, from 4:00 a.m. to 6:30 a.m. for crane assembly and again on Friday, November 21, from 4:00 p.m. to 8:00 p.m. for crane disassembly. Between these dates, the loading dock at 700 Commonwealth Avenue will be closed intermittently during daytime crane operations and reopened for use overnight and in the early morning hours.
  • Daytime deliveries should be made on the westerly side of the south alley on Cummington Mall west.

  • The loading dock will be open for deliveries and vendor services overnight and early mornings from 5:00 PM – 6:30 AM.

  • The Warren Towers parking garage (Lot K) entrances, exits, and bike storage room will always remain open.
  • BUPD detail officers and construction staff will be on-site to assist with pedestrian and vehicular traffic.

    Interior Work- Tower A

    • Demolition is ongoing, debris is loaded into hampers, transported and emptied into dumpsters located in the construction loading dock.  
    • Crews will continue with floor slab demolition and infills at vertical mechanical shafts.
    • Crews will set up temporary interior electric heaters.
    • Survey crews are setting benchmarks and layout points on each floor.   
    • Crews will work with the steel stud framing of interior partitions and soffits.
    • Crews will continue with the installation of hollow metal door frames.
    • Crews will continue with the new window installation.
    • Crews will continue plaster patching at columns and beams.
    • Modernization of the Tower elevators by Otis Elevator company will continue.
    • Crews will continue installing fire protection sprinkler risers, mains, branch lines and heads.  
    • Rough HVAC piping, electrical, fire alarm, plumbing and sheet metal ductwork is ongoing.
    • Crews will pressure test the mechanical piping and sheet metal ductwork.
    • Crews will continue installing structural steel clips, plates, kickers and beam penetrations.
    • Crews will continue to spray fireproofing, expanding foam insulation, and firestopping continues.  

    Parking Garage

    • Electricians will continue running wiring and conduits throughout the parking garage, 1st, 2nd, and 3rd levels.

    • Plumbers will continue installing new water and drain lines in the basement, 1st, 2nd, and 3rd levels.    
    • Concrete and steel structural repair work continues in the parking garage on 1st, 2nd, and 3rd floors.

    • Sprinkler work on 1st, 2nd, 3rd and Basement levels will be ongoing. 
    • Masons will continue installing block walls in the new mechanical & electric rooms.

    Crews will be working 1st & 2nd Shifts

    Exterior Work- Tower A

    4th Floor Podium Roofs

    • Low roofs will be used as a laydown area for tools, supplies and materials.
    • Crews are preparing for cold weather with the installation of temporary heating units for the exterior Monarflex enclosure.

    East & West Facades  

    • Crews will be working on the low roofs (east and west of Tower A).
    • Masons will continue with exterior brick veneer restoration work, selective demolition, installation of restoration anchors, air water and vapor barriers, new lintels, flashings, and relieving angles.
    • Installation of new windows and metal panels continues.

    Front Façade and on Commonwealth Ave.

    • Masons will continue with exterior brick veneer restoration work, selective demolition, installation of restoration anchors, air water and vapor barriers, new lintels, flashings, and relieving angles. 
    • Crews will work with the steel stud framing of window openings and exterior walls.

    Rear Façade and Back Alley 

    • Masons will continue with exterior brick veneer restoration work, selective demolition, installation of restoration anchors, air water and vapor barriers, new lintels, flashings, and relieving angles. 

    Upper Roof

    • Crews will continue constructing the new mechanical penthouse.

    • Crews will continue work at the parapet walls.

    • Temporary lighting will be set up for 2nd shift to Illuminate the work area, west of Tower C, these will turn off at end of shift at 11:00PM.
    • Crews will continue with the installation of the new roofing system.

    Cummington Mall 

    (In and around the fenced area) 

    • Daily deliveries of tools, supplies, and materials will be received at the construction loading docks at the fenced in area.   
    • The 2 Car Personnel and materials hoist way will remain in operation (The elevator operators begin their safety checks/preventative maintenance on the hoist way daily at 6:00 AM).

      • 3rd party inspectors will be onsite weekly as needed for quality control and assurance.  

      Parking Garage

      • Crews will continue working in the main electrical room.

      • Electricians will continue running wiring and conduits throughout the parking garage, 1st, 2nd, and 3rd levels.
      • Crews will continue with the installation and assembly of new electric switchgear for Tower A.

      • Crews will continue with the installation of mechanical piping.

      • Crews will continue with the installation of the new electrical duct bank in the basement level.
      • Crews will continue with the construction of the new fuel storage room in the southeast basement level of the parking garage.
      • Crews will continue with the concrete and steel structural repair work in the parking garage on 1st, 2nd, and 3rd floors.

      • Delivery and installation of Tower A’s new electrical bus duct riser and main electric room switchgear. 
      • Handrail alterations in north and south stairs of Tower A.
      • Delivery and installation of windows on levels 7 and 8.
      • 3rd section window leak testing on Tower A.
      • Begin performing FM Global Roof Uplift Testing in December. 
      • Assembly of Tower B Hoist Way begins in late December. 
      • Set rooftop HVAC equipment and emergency generator on Tower A.
