Warren Towers Renovation Construction Update – 12/19/2025

General Project Information

  • Weekday shifts run from 7:00 a.m. to 3:30 p.m. (1st shift), 3:00 p.m. to 11:00 p.m. (2nd shift), and 11:00 p.m. to 7:00 a.m. (3rd shift). Weekend shifts operate from 7:00 a.m. to 5:00 p.m.
  • The team is currently in the main renovation phase of the project.

Exterior Work – Tower A

4th Floor Podium Roofs

  • Low roofs will be used as laydown areas for tools, supplies, and materials.

East & West Facades

  • Masons will continue exterior brick veneer restoration work, including selective demolition and installation of restoration anchors, air-, water-, and vapor-barrier systems, new lintels, flashings, and relieving angles.

Front Façade and on Commonwealth Ave.

  • Masons will continue exterior brick veneer restoration work, including selective demolition and installation of restoration anchors, air-, water-, and vapor-barrier systems, new lintels, flashings, and relieving angles.

Rear Façade and Back Alley

  • Masons will continue exterior brick veneer restoration work, including selective demolition and installation of restoration anchors, air-, water-, and vapor-barrier systems, new lintels, flashings, and relieving angles.

Upper Roof

  • Work continues constructing the new mechanical penthouse.
  • Iron workers continue assembling steel beams and grating at the new rooftop mechanical platform and roof screen supports.

West Podium Terrace

  • Iron workers are assembling galvanized steel beams, columns, and grating for the mechanical platform and roof screen supports.

Multipurpose Room Roof (Podium D)

  • Work continues constructing the new boiler room.

Cummington Mall
(In and around the fenced area)

  • Daily deliveries of tools, supplies, and materials will be received at the construction loading docks within the fenced area.
  • Crews are assembling the four-post hoist way structure and bridge beams for Tower B.
  • Two-car personnel and materials hoist way in operation.
    • (Elevator operators begin daily safety checks and preventative maintenance at 6:00 a.m.)

Cummington Mall West

  • Eversource is installing a new primary electrical service.
  • BUPD detail officers and construction staff will be on-site to assist with pedestrian and vehicular traffic.

Hinsdale Mall

  • Underground utility work will be ongoing in front of the parking garage entrance.
  • Warren Towers Garage (Lot K) – Temporary Closure: The garage will be closed to vehicle entry from Sunday, December 21, at 9:00 p.m. through Wednesday, December 24, at 5:00 a.m. Vehicles parked inside may exit via the west exit (FedEx side) but will not be able to re-enter. The bicycle storage area will remain open.

Interior Work – Tower A

  • Steel stud framing of interior partitions and soffits is ongoing.
  • Installation of hollow metal door frames continues.
  • New window installation continues.
  • Plaster patching at columns and beams continues.
  • Installation of fire protection sprinkler risers, mains, branch lines, and heads continues.
  • Rough-in of HVAC piping, electrical, fire alarm, plumbing, and sheet metal ductwork is ongoing.

  • Pressure testing of mechanical piping and sheet metal ductwork continues.

  • Installation of structural steel clips, plates, kickers, and beam penetrations is ongoing.
  • Application of spray fireproofing, expanding foam insulation, and firestopping continues.

Exterior Work

Tower A

  • Low podium roofs will be used as laydown areas for tools, supplies, materials, and temporary heating units.
  • Masons will continue exterior brick veneer restoration work, including selective demolition and installation of restoration anchors, air-, water-, and vapor-barrier systems, new lintels, flashings, and relieving angles.
  • Installation of new windows and metal panels continues.

Upper Roof

  • Work continues constructing the new mechanical penthouse.
  • Iron workers continue assembling galvanized steel beams, columns, and grating for the mechanical platform and roof screen supports.

Tower B

  • Exterior scaffolding installation is ongoing.
  • Selective demolition of brick veneer and installation of bridge beam angles continues.
  • Bridge beams will be installed via crane on Cummington Mall.

West Podium Terrace

  • Iron workers are assembling galvanized steel beams, columns, and grating for the mechanical platform and roof screen supports.

  • Mechanical equipment will be placed on the platform via crane.

Multipurpose Room Roof (Podium D)

  • Work continues constructing the new boiler room.
  • Crews are assembling prefabricated mechanical equipment and piping.

Cummington Mall
(In and around the fenced area)

  • Daily deliveries of tools, supplies, and materials will continue.
  • Crews will continue assembling the temporary elevator hoist way and bridge beams for Tower B. This work impacts two entry/exit doors at 111 Cummington Mall. Please observe site signage for adjusted egress routes.

Cummington Mall West

  • The roadway has been converted to two-way traffic.
  • A crane will be set up on January 5, 2026, to hoist mechanical equipment to the west terrace.
  • BUPD detail officers and construction staff will be on-site to assist with pedestrian and vehicular traffic.

Hinsdale Mall

  • Underground utility work will continue in front of the parking garage entrance.
  • A crane will be on Hinsdale Mall from December 22–24, 2025, hoisting mechanical equipment into the Tower A mechanical penthouse.

  • A crane will return on January 12, 2026, to hoist mechanical equipment onto the Tower A rooftop platform.
  • Open-top dumpsters will be placed on Hinsdale Mall while the loading dock is closed.
  • BUPD detail officers and construction staff will be on-site.

Commonwealth Ave.

  • Eversource and its contractor will be working at Cummington Mall West and Commonwealth Avenue installing the new incoming electrical service.
  • Underground utility work on the sidewalk will include installation of new water and sewer mains.
  • Please watch for adjusted pedestrian routes.

Interior Work

Tower A

  • Steel stud framing of interior partitions and soffits continues.
  • Drywall installation and taping is ongoing.
  • Installation of hollow metal door frames continues.
  • New window installation continues.
  • Plaster patching at columns and beams continues.
  • Modernization of the Tower elevators by Otis Elevator Company continues.
  • Rough-in of HVAC piping, electrical, fire alarm, plumbing, and sheet metal ductwork continues.

  • Pressure testing of mechanical piping and sheet metal ductwork continues.
  • Application of spray fireproofing, expanding foam insulation, and firestopping continues.
  • Third-party inspectors are onsite weekly as needed.

Tower B

  • Survey work in Tower B common corridors will require minor selective demolition within tented enclosures.

Dining Hall

  • Exploratory and enabling work, field measuring, and mockups will be ongoing while the dining hall is closed.

Parking Garage

  • Loading Dock Closure – Concrete Slab Repairs: The loading dock will be closed from Monday, December 22, 2025, through Monday, January 19, 2026. Deliveries should use the westerly side of the South Alley on Cummington Mall West.
  • Fiber optic cabling relocation will impact the network beginning January 6, 2026.
  • Work continues in the main electrical room.
  • Electricians continue running wiring and conduits throughout the garage.
  • Installation of the Tower A electrical bus duct riser continues.
  • Plumbers continue installing new water and drain lines.
  • Construction of a new Parking & Transportation office continues.

  • Third-section window leak testing on Tower A.
  • FM Global roof uplift testing will begin.
  • Crane lift of the emergency generator onto the Tower A roof.
