Warren Towers Renovation Construction Update – 12/12/2025

General Project Information

  • Weekday shifts run from 7:00 a.m. to 3:30 p.m. (1st shift), 3:00 p.m. to 11:00 p.m. (2nd shift), and 11:00 p.m. to 7:00 a.m. (3rd shift). Weekend shifts operate from 7:00 a.m. to 5:00 p.m.
  • The team is currently in the main renovation phase of the project.

Saturday 1st Shift, No Work Planned for Sunday

Exterior Work 

Tower A 

4th Floor Podium Roofs

  • Low roofs will be used as a laydown area for tools, supplies and materials.

East & West Facades  

  • Masons will continue with exterior brick veneer restoration work, selective demolition, installation of restoration anchors, air water and vapor barriers, new lintels, flashings, and relieving angles.

Front Façade and on Commonwealth Ave.

  • Masons will continue with exterior brick veneer restoration work, selective demolition, installation of restoration anchors, air water and vapor barriers, new lintels, flashings, and relieving angles. 
  • Crews will continue working with the steel stud framing of window openings and exterior walls.

Rear Façade and Back Alley 

  • Masons will continue with exterior brick veneer restoration work, selective demolition, installation of restoration anchors, air water and vapor barriers, new lintels, flashings, and relieving angles. 

Upper Roof

  • Work continues constructing the new Mechanical Penthouse.  
  • Iron workers will continue with the assembly of steel beams, grating, at the new roof top mechanical platform and roof screen supports.

West Podium Terrace

  • Iron Workers will continue assembling galvanized steel beams, columns and grating, constructing the mechanical platform and roof screen supports.

Multipurpose Room Roof (Podium D) 

  • Crews will continue constructing the new boiler room.

Cummington Mall 

(In and around the fenced area) 

  • Road Closure – Cummington Mall, from Hinsdale Mall west will be closed to through traffic starting December 13, 2025, through the end of the project (Fall 2028) The fence line at the construction zone on Cummington Mall will be adjusted to South to the sidewalk which will close Cummington Mall to through traffic West of Hinsdale Mall. The reserved/clinic spots will have access to their spaces.

  • Daily deliveries of tools, supplies, and materials will be received at the construction loading docks at the  fenced in area. 
  • Crews are assembling the 4-post hoist way structure for Tower B.
  • 2 Car Personnel and materials hoist way in operation (The elevator operators begin their safety checks/preventative maintenance on the hoist way daily at 6:00 AM).

Cummington Mall West

  • Scheduled Crane Work – Cummington Mall – 12/1/25 to 12/19/25: From Monday, December 1, through Friday, December 19, a crane will be operating on Cummington Mall to lift and assemble steel beams, columns, and grating for the new mechanical equipment platform on the west podium roofs at the Warren Towers construction site. Work will take place daily from 7:00 a.m. to 5:00 p.m. BUPD detail officers and Construction Staff will be on-site to assist with pedestrian and vehicular traffic.

Hinsdale Mall

  • A crane will be set up in the street unloading electrical gear from delivery trucks to be transported into the Parking Garage on Saturday from 6:00 AM – 5:00 PM.

Interior Work

Tower A

  • Crews will work with the steel stud framing of interior partitions and soffits.
  • Crews will continue the installation of hollow metal door frames.
  • Crews will continue with the new window installation.
  • Crews will continue plaster patching at columns and beams.
  • Crews will continue installing fire protection sprinkler risers, mains, branch lines and heads.
  • Crews will continue with the rough HVAC piping, Electrical, Fire Alarm, Plumbing and Sheet Metal Ductwork.
  • Crews will pressure test the mechanical piping and sheet metal ductwork. 
  • Crews will continue installing structural steel clips, plates, kickers and beam penetrations.
  • The application of spray fireproofing, expanding foam insulation, and firestopping continues.

Parking Garage

  • Intermittent delays on the second floor down ramp at the Warren Towers Parking Garage (Lot K) On Saturday December 13, 2025, crews will be delivering electrical equipment utilizing the down ramp from level 1 up to level 2, from 6:00 AM to 5:00 PM. There will be flaggers at the Top and bottom of the ramp to assist with vehicular traffic.

  • Electricians will continue running wiring, conduits, and electrical gear throughout the parking garage, 1st, 2nd, and 3rd levels.
  • Plumbers will continue installing new water and drain lines in the basement, 1st, 2nd, and 3rd levels.  
  • Crews will continue with concrete and steel structural repair work in the parking garage on 1st, 2nd, and 3rd floors.
  • Crews will work on sprinkler work on 1st, 2nd, 3rd and basement levels. 
  • Masons will continue installing block walls in the new mechanical & electric rooms.
  • Please watch for adjusted parking patterns, cones, and observe signage.

  • Crews will be working on the low roofs (East & West of Tower A).
  • Masons will continue with exterior brick veneer restoration work, selective demolition, installation of restoration anchors, air water and vapor barriers, new lintels, flashings, and relieving angles.
  • Crews will continue with the installation of new windows and metal panels.

Front Façade and on Commonwealth Ave.

  • Masons will continue with exterior brick veneer restoration work, selective demolition, installation of restoration anchors, air water and vapor barriers, new lintels, flashings, and relieving angles. 
  • Crews will work with the steel stud framing of window openings and exterior walls.
  • Crews will continue with the installation of new windows and metal panels.

Rear Façade and Back Alley 

  • Masons will continue with exterior brick veneer restoration work, selective demolition, installation of restoration anchors, air water and vapor barriers, new lintels, flashings, and relieving angles.

Upper Roof

  • Crews will continue constructing the new mechanical penthouse.

  • On Thursday, December 18, Electricians will be loading electrical gear into the Mechanical Penthouse via crane located on Hinsdale Mall.  

West Podium Terrace 

  • Iron Workers will continue assembling galvanized steel beams, columns and grating, constructing the mechanical platform and roof screen supports.

Multipurpose Room Roof (Podium D)

  • Work continues constructing the new boiler room.
  • Crews will continue assembling prefabricated mechanical equipment in the boiler room.

Cummington Mall 

(In and around the fenced area) 

  • Daily deliveries of tools, supplies, and materials will be received at the construction loading docks at the fenced in area.   
  • 2 Car Personnel and materials hoist way in operation (The elevator operators begin their safety checks/preventative maintenance on the hoist way daily at 6:00 AM).

  • Crews will continue assembling the temporary elevator hoist way for Tower B. This work impacts 2 entry/exit doors in 111 Cummington Mall. Please observe site signage for adjusted egress paths.

Cummington Mall West

  • Will be converted to two-way traffic 
  • BUPD detail officers and Construction Staff will be on-site to assist with pedestrian and vehicular traffic.

Hinsdale Mall

  • A crane will be set up 
  • BUPD detail officers and construction staff will be on-site to assist with pedestrian and vehicular traffic.

Commonwealth Ave.

  • Eversource and their contractor will be working in the street at Cummington Mall West and Comm Ave on the West side of the building installing the new incoming electrical service.

Tower A

  • Crews will work with the steel stud framing of interior partitions and soffits.
  • Crews will continue with the installation of hollow metal door frames.
  • Crews will continue with the new window installation.
  • Crews will continue plaster patching at columns and beams.
  • Crews will continue with the modernization of the tower elevators by Otis elevator company.
  • Crews will continue installing fire protection sprinkler risers, mains, branch lines and heads.  
  • Rough HVAC piping, electrical, fire alarm, plumbing and sheet metal ductwork is ongoing.

Parking Garage 

  • Work continues in the Main Electrical Room.
  • Electricians will continue running wiring and conduits throughout the parking garage, 1st, 2nd, 3rd levels.
  • Crews will continue with the installation bus duct riser for Tower A.

  • Plumbers are installing new water and drain lines in the basement, 1st, 2nd, and 3rd levels.
  • Installation of the mechanical piping continues.
  • Construction of a new Parking & Transportation office on the first floor.

  • Installation of new suspended electrical duct bank and grounding loop system in the basement level.
  • Construction of the new fuel storage room is ongoing in the Southeast basement level of the parking garage.
  • Concrete and steel structural repair work continues in the parking garage on 1st, 2nd, and 3rd floors.
  • Crews will continue with sprinkler work on all levels.
  • Masons are installing block walls in the new Mechanical & Electric rooms.
  • Operation of temporary heaters on level 3.

Future/Notable Tasks

  • 3rd section window leak testing on Tower A.
  • Begin performing FM Global Roof Uplift Testing. 
  • The team is finalizing the Winter intersession work plans which include:
    • Setting rooftop HVAC equipment on Tower A via crane situated on Hinsdale Mall in January 
    • Work at Hinsdale Mall, installing underground utilities in front of the Parking Garage Entrance which will be closed to vehicle traffic from 12/21/25 at 9:00 PM to 12/22/2025 at 10:00 AM, 12/22/25 at 9:00 PM to 12/23/2025 at 5:00 AM, 12/23/25 at 9:00 PM to 12/24/2025 at 5:00 AM.
    • 3rd Shift installation of new water mains and sanitary Drain on Comm Ave which will impact the sidewalk and bike lane starting December 12/22/25. 
    • Exploratory & mockup work in the Dining Hall 12/22/2025-1/13/2026.
    • Survey work in Tower B Common Corridors, which will require some minor selective demolition within tented enclosures.   
    • Concrete repair work in the Loading Dock and Dumpster area beginning 12/20/2025. 
    • Fiberoptic cabling relocation which will impact the network beginning on 1/6/2025.
