August 19, 2014

Drapes are being installed in the windows by the Library overlooking the Atrium. The joints and panels in the Atriumare being replaced. The skylight has to be covered while the law tower exterior is being worked on. The abatement is continuing on the upper floors of the tower. Skanska is adding thicker wall padding to mitigate noise between the Redstone Building and tower.

The planting is being completed outside the Redstone Buidling and the pavers will be finished shortly. Skanska is continuing the soft demolitionof the law tower from the top down, taking out ceilings, floors, swinging doors, and interior glass. They are stripping out the old mechanical systems in the subbasement, then they will start rebuilding the pump room to support the tower. They started erecting the hoist yesterday and it will reach the top of the tower by the end of next week.

The Redstone Building will open this week, after the Boston FIre Department has completed its safety walk-through. About 90 staff members are scheduled to move into the Redstone Building this week. The Law School mailroom is moving to the 5th floor of the Redstone Building. Skanska is finishing the stair treads and installing the glass handrails on the grand staircase. The windows of the Redstone Building will be cleaned.

By the end of next week, the majority of the walkway will be completed between the Redstone Building and School of Theology, and will need to create some new wayfinding signage. There will be fire alarm testing tomorrow with the Fire Dept. Fire alarm with smoke testing will continue on Thursday and Friday. The scaffolding is coming down from the north side by the end of this week. The millwork for the practice court room should be done this week.

George Hart Way will be opened for food deliveries over Commencement weekend. The pathway between GSU and Redstone will open 6/6. Directional signs will mostly come down then. Skanska is forming and placing steps and new handicap access at the Theology Building. They will start painting the Pappas space tomorrow. They are finishing up the roof edge detailing. The 3rd party fire alarm testing is 30% completed. There will some smoke control testing with the Fire Dept. on Thursday. Skanska is getting the balance of the interior glass this week. They are closing out the work on the MEP systems and turning those over to BU Facilities.

A new sanitary line for Pappas is being installed. Skanska did some demo in Pappas on third shift and will start installing handrails and dry wall. The sidewalk on the west side is just about prepped out and Skanska will pour out sidewalk later this week. The skylight is assembled and should be installed on Thursday. Roofing on west stair will happen today or tomorrow. The generator start-up is scheduled for 4/25, which will cause a humming sound for 24 hours. Stone flooring at 1st and 2nd floor is being installed. Ceiling tiles on 3, 4, and 5 are being installed. Carpet is being installed on 2, 3, 4 and 5. Skanska is getting ready to test fire alarm devices in Redstone Building.

Skanska is continuing to prep the site at the south side.  The skylight is being installed in the winter garden this week. The balance of the scaffolding on the west side will come down this week. Roofing on the Winter Garden will be done next week. Elevator build-out is ongoing and will continue on for another week and then be ready for inspection. Millwork on miscellaneous floors is ongoing. Tiling in bathrooms on 3, 4 and 5 is pretty much done, and carpeting is starting to be installed on the 4th floor. Skanska is building out the fire pump room.

Skanska is removing the scrim and jersey barriers faculing the School of Theology this week.  They are relocating the wash-down tanks to beside the mock-up. Drywall at ground floor classrooms is ongoing. The skylight will be installed in the winter garden this week. The roofing on the 5th floor is complete and the 6th floor roofing will be completed next week. The construction hoist will be removed next week. Countertop are being installed the bathrooms. The 2nd, 4th and 5th floor bathrooms will be tiled by the end of next week. The 5th floor will be painted by the end of this week. Skanska is working on building out the main electric room in basement.

Stone cladding at the southeast corner should wrap up by the end of this week, and the stone cladding at the north should be done by the end of next week.  The curtain wall at the Winter Garden started last week and will continue through most of February. The roofing at the 5th floor south starts on Thursday, and Skanska will receive the materials for the 6th floor roofing next week. The elevator constructors are now on site and that process will be completed by the end of March. The painting of the 2nd floor is being completed and painting on the 3rd floor will begin this week. Ceramic tiling in the bathrooms began this week. The 5th floor dry-walling begins this week.

The stone cladding on the south side and most of the west side is nearly complete. Skanska will finish up the north side cladding and begin on the east side next week. The window openings have been punched on the north side. The penthouse should be framed and sheathed this week. Skanska will start putting up the curtain wall next week at the Winter Garden.  The metal will start being installed on the 6th floor. The bulk of drywall should be wrapped up this week on the 3rd floor. Skanska is currently building out the electric room in the penthouse.

December 10, 2013

Stone cladding is being done on west and south sides of new building and will continue through the end of the month. Curtain walls are being installed on the west and north sides. The scaffolding for the stone supports is going up at the penthouse and the dry-walling will be complete in the penthouse by 12/16. The dry-walling of the 3rd floor will be finished by just after Christmas and the dry-walling for the 2nd floor will be completed by New Year’s. MEP testing will continue over the next few weeks. Skanska is scheduled to put air handlers in the building this weekend, and will be using a crane to do this. Some coring in the tower will be done in the early morning starting tomorrow. The mitigation walls at Pappas will be completed during night work.

The recharge is being installed along George Hart Way through 10/11. All high-patching should be done on the east elevation, and the cutting and chipping on the south is almost wrapped up. Skanska will start chipping on the west elevation during the night shift, but won’t start patching until the spring, when temperatures are warmer. The façade removal on the west starts Sunday night and should be completed by the end of the month. All the first and second floor door frames have been installed. Elevator material will arrive in early November. Skanska will be installing the penthouse roof through 10/15. The coring at the tower (drilling holes in tower for utilities that need to be tied in to both buildings) is ongoing through 10/11.

Recharge is ongoing at nights by George Hart Way and should finish next week. Cutting and chipping will continue during the night shift, with the goal of having it completed by the end of the year. The under-slung bridge is being erected now. Fireproofing is being sprayed in the 5th and 6th floors and winter garden. Skanska expects to start putting the roof on on September 30, with the roof blocking starting this week. They are continuing to remove equipment from the sub-basement. The hoist inspection is being done today and should be up and running later today.

Will start washing north side of law tower on Friday for about a week, and then start patching the following week. Should wrap up south side chipping this week. Winter Garden is being prepped for pouring of concrete, which should begin 8/23. Putting top track in ground, 2nd and 3rd floors this week. 17th Floor Lounge will be available after 8/9.

Most of the five-story steel frame of the Redstone Building has been erected, and should be completed by mid-August. The sounding/demo/pinning on the north side of the law tower has been completed. Power washing of the building has begun.  The demolition of the Ring Lounge stairwell has been completed.  The SGA officeon the first floor has been moved, as it has become the fire command center.

Erection of the steel frame structure for the new building and concrete restoration and cleaning of the exterior of the tower begin this week. George Hart Way is now closed for the duration of the building project. Between May 20 and June 5, the Pappas Library's circulation desk and printer/scanners are being relocated into the Pappas reading room. Those library staff who were in offices near the circulation desk are moving into the Technical Services space on the 2nd floor, and some other library staff will be moving into the Shulman Lounge, which will no longer be student study space. The library remains open during this time, but the reading room is closed to library patrons until May 30.

The Ring Lounge and the 1st floor Mezzanine over the Ring Lounge will close in the near future and will remain closed for the duration of the construction project to allow for the integration of the new building and the tower on the lower floors. The student refrigerators and microwaves currently on the 1st floor Mezzanine will be relocated into the Café Space on the 1st floor.

Construction mitigation walls (drywall) are going to be installed in some spaces between the ground floor and the 6th floor. The University’s AV Engineering group is moving out of their offices on the 17th and 18th floors of the law tower beginning on May 25. Over the summer, the 17th floor spaces will be cleaned and some very minor construction work will be completed in order to turn these spaces into student study space ready for the new academic year. The study carrels displaced from the Shulman Lounge and the Pappas Reading Room will be relocated to this floor. Some of the soft seating and the group study tables from the Ring Lounge will also be moved to the 17th floor. The current SGA office on the ground floor will become the new fire command center for the law school. Over the first few weeks of the summer, SGA will relocate to the other side of the lobby in an office behind the directory.

Scaffolding will be installed on the west and north side of the law tower. The surveying of the tops of the PIFs should be completed by next week. The groundbreaking ceremony is scheduled for April 19 at 2:30 pm.

Overnight work on the foundation for the Redstone Building will begin this weekend and will take place primarily on the north side of the site, closest to the Charles River. Pre-auguring work, which will not produce vibration, will start on Friday, January 25 and last 3 to 4 days with work being performed between 7 am and 4 pm. Driving of the pressure injected footings (pifs), which will produce heavy vibration, will be the next operation to start on the north side after the pre auguring is complete. This work will start no earlier than Wednesday, January 30 and will take approximately 15 days. The shift will be from 11 pm to 7 am and the work week is from Sunday night until Thursday night. During the normal day shift, which is from 7 am to 4 pm, we will be excavating on the south side of the boiler plant and preparing to perform concrete work for the pile caps and grade beams.

The duct work and Mugar vent shafts will be completed by Tuesday, Jan. 8, and the excavation for the future chilled water lines will be completed on Wednesday, Jan. 9. PIFs will be installed through January 12 (weather permitting). The drywall installation and glass treatment to mitigate noise will be completed by January 12. A temporary partition is being installed at the loading dock, and Skanska will be shutting down the loading dock around January 23.

Intersession work will begin with equipment mobilization to the site, followed by installation of pressure-injected footings (PIFs) and foundation work. Other site prep includes installation of directional signage and temporary access ramps. To enable this foundation work, the outdoor stairs nearest to the Law School (on Marsh Chapel’s west side) will be closed. Pedestrian access to Commonwealth Avenue will be available via stairs and a ramp on the chapel’s east side. Foundation work at the School of Law will continue through the spring.

A third construction trailer will be delivered in January 2013 and will be placed in remaining parking spaces next to the one located on the Bay State Road Extension. All three trailers shall remain for the duration of the project. Parking in the CAS lot will not be impacted by placement of these trailers.

Starting in mid-December, the outdoor chapel stairs nearest the Law School will be closed. To access Commonwealth Avenue from the Law School, pedestrians will need to walk out the front door of the Law School and up the stairs on the east side of the chapel.

One of two construction trailers has been delivered just outside the site in parallel parking spaces on the Bay State Road Extension just west of the Admissions Reception Center site and is in the process of being assembled. A second trailer will be placed next to the Pappas Law Library which will be within the project fence line. A third trailer will be delivered in January 2013 and will be placed in remaining parking spaces next to the one located on the Bay State Road Extension. All three trailers shall remain for the duration of the project. Parking in the CAS lot will not be impacted by placement of these trailers

Once again, please pay attention to the construction fencing and signage directing pedestrians around the central BU campus. Our paramount concern is safety - yours and that of the workers on the site – and we appreciate your understanding.

Doors to outdoor terrace are permanently closed. Demolition of terrace stairs begins. Air intake plenums are installed along east face of Mugar Library. On November 23-24, Skanska Construction conducts noise mitigation testing (simulating construction sounds in the courtyard in order to measure the noise level inside the law tower) to determine appropriate noise mitigation strategies during the actual construction of the building.

October 2012

To test noise mitigation options, two rooms in the Law Tower will be closed for the day on October 27: sound blankets will be installed in Room 532; dry wall will be installed in the windows and metal panel openings of Room 832. Window caulking and glazing will be undertaken in rooms on the second floor. Demolition of Gotlieb Archival Resarch Center entrance to Mugar Library and pre-excavation for new addition begins. Temporary access to School of Theology northwest door is created by a newly regraded and paved path. A temporary construction fence is installed around the Mugar entry and the terrace stairs. September 2012

Preparation work for installing the foundation of the new building is completed. During the summer, subterranean gas tanks were removed from behind the outdoor terrace and foundation piles were drilled into the ground. Additional excavation work was completed to ensure the construction site is fully prepared for the building project.
